You decide what to charge for day hire, weekly hire and seasonal lets. Set different prices for peak and off-peak seasons. The full price is shown to the renter at checkout with no additional guest fees.

When a booking completes, we deduct 12% commission and transfer the rest to your bank account. Payment processing costs are included in the commission, so there are no surprise deductions.

If the renter cancels within the terms you set, the refund is handled automatically. If there is a dispute, we mediate based on the evidence both sides provide.

Create an owner account with your name, contact details and bank information for payouts. This takes a few minutes.

Stay within your licence rules without thinking about it

Most beach hut owners know they can sublet, but the rules are different in every council area. Hut & Tide builds those rules into the platform so you cannot accidentally break them.

Annual subletting day caps

Some councils limit how many days per year you can sublet. For example, Poole allows up to 56 days. The platform tracks your total and blocks bookings once you reach the limit.

Maximum charge enforcement

Where councils publish maximum weekly charges by season, the platform prevents you from setting prices above the cap. You stay compliant without checking the rules each time.

Residency checks where required

In areas like Bournemouth where subletting is restricted to residents, the platform can require proof of residency from the renter as part of the booking flow.

Deposits and damage protection

Every booking includes a deposit held by the platform. If something goes wrong, report it with photos within the agreed window. The deposit is used to cover costs, with a clear dispute process.

Listing your beach hut on Hut & Tide

Nothing. There are no listing fees, no monthly charges and no sign-up costs. You only pay a 12% commission when a booking is completed and the renter has used the hut. Payment processing costs are included in the commission.
Payments are processed through Stripe. When a renter books your hut, the payment is collected securely and held until the booking is completed. Your earnings (the booking amount minus 12% commission) are then transferred to your bank account. Deposits are held separately and returned to the renter after the hire, unless there is a damage claim.
It depends on your council licence or lease terms. Many councils allow subletting within specific rules, such as day limits per year, maximum charges or residency requirements. Check your licence or contact your council. Hut & Tide has compliance tools that enforce these rules automatically, so once you set your council area and licence type, the platform prevents you from exceeding your limits.
Every booking includes a deposit held by the platform. If there is damage, you report it with photos through the platform within the agreed reporting window (typically 24 to 48 hours after the hire ends). The deposit is then used to cover the cost. If the renter disputes the claim, the platform mediates based on the evidence both sides provide.
You need at least four photos of your hut (inside and outside), details of what is included (facilities, furniture, cooking equipment), access information (steps, key collection, nearest car park), your council area and licence type, and your pricing for each hire type you want to offer (day, weekly, seasonal). Yes. You have full control over your calendar. Set available dates, add blackout periods for when you want to use the hut yourself, define minimum and maximum hire periods, and choose which booking types you accept (day, weekly, seasonal). You can update your calendar at any time.
Traditional wooden beach huts, beach pods, beach chalets and beach lodges can all be listed. Day-hire huts, weekly-hire huts and seasonal-let huts are all supported. If your hut offers overnight accommodation (beach lodges), additional compliance checks apply to meet short-term let regulations.
You choose the cancellation policy for your listing from a set of clear options (flexible, moderate, strict). The policy is shown to renters before they book. If a renter cancels, the refund is calculated and processed automatically according to the policy you chose. You do not need to handle refunds manually.
