Tools to help you stay within your council rules

It is your responsibility to know and follow your council's licence rules. But on the bookings plan, you can set limits in your listing and the platform will handle them for you.

Maximum rental days per year

If your council limits how many days you can rent out each year, set that number in your listing. The platform tracks your total and automatically blocks new bookings once you reach the limit.

Pricing controls

If your council sets maximum charges by season, you can set those caps in your listing. The platform will prevent you from entering prices above the limits you set.

Local residents only

If your hut is restricted to local residents, mark it in your listing. Renters will be asked to confirm they are a local resident before they can book. We do not collect or verify proof of residency.

Listing your beach hut on Hut & Tide

With the Hut & Tide bookings plan, we handle everything: renters book and pay through the platform, we collect a deposit at booking and take the balance when due, and you get paid on the checkout date. You pay 12% commission on completed bookings only, with no monthly fee. With the link listing plan, your hut appears in our search results and has a full profile, but the "Book now" button sends renters to your own website or booking page. You pay a flat £5 per month per hut, with no commission.

Yes. You can switch from a link listing to the bookings plan (or the other way) at any time from your owner dashboard. If you switch to the bookings plan, you stop paying the monthly fee and start paying commission when bookings complete. If you switch to the link listing, any active bookings through the platform will be honoured, and your listing will then show your external booking link going forward.

On the bookings plan, nothing upfront. There are no listing fees and no monthly charges. You only pay a 12% commission when a booking is completed and the renter has used the hut. Payment processing costs are included. On the link listing plan, you pay £5 per month per hut. There is no commission because bookings happen on your own website.

This applies to the bookings plan. Payments are processed through Stripe in stages. When a renter books, we collect a deposit. When the balance is due and the renter has not cancelled, we take the remainder. On the checkout date, the full booking amount minus 12% commission is transferred to your bank account. If the renter cancels after the cancellation deadline, the deposit minus 12% commission is paid to you. If the renter fails to pay the balance, the booking is cancelled and the deposit minus 12% commission is paid to you. On the link listing plan, you handle payments yourself through your own website.

It depends on your council licence or lease terms. Many councils allow subletting within specific rules, such as day limits per year, maximum charges or residency requirements. Check your licence or contact your council. On the bookings plan, you can set these limits in your listing (such as a maximum number of rental days per year or local residents only) and the platform will handle them for you. It is your responsibility to know your council's rules and set the correct limits.

Damage to your hut is your responsibility to manage through your own insurance. We strongly recommend that all owners have appropriate beach hut insurance in place before accepting bookings. Hut & Tide does not handle damage claims or disputes between owners and renters. This applies to both plans.

For both plans, you need at least four photos of your hut (inside and outside), details of what is included (facilities, furniture, cooking equipment), access information (steps, key collection, nearest car park), and your council area and licence type. On the bookings plan, you also set your pricing for each hire type. On the link listing plan, you provide the web address where renters should go to book.

Traditional wooden beach huts, beach pods, beach chalets and beach lodges can all be listed on either plan. Day-hire huts, weekly-hire huts and seasonal-let huts are all supported. If your hut offers overnight accommodation (beach lodges), additional compliance checks apply to meet short-term let regulations.

On the bookings plan, you choose the cancellation policy for your listing from a set of clear options (flexible, moderate, strict). The policy is shown to renters before they book. If a renter cancels before the cancellation deadline, the deposit is refunded automatically. If a renter cancels after the deadline, the deposit minus 12% commission is paid to you. If the renter fails to pay the balance when it is due, the booking is cancelled and the deposit minus 12% commission is paid to you. On the link listing plan, you set and manage your own cancellation terms through your website.
