These terms of use govern your access to and use of the Hut & Tide website at www.hutandtide.co.uk and the services we provide through it. By using our platform, you agree to these terms. If you do not agree, please do not use the site.

In these terms, "we", "us" and "our" refer to Hut & Tide. "You" refers to any person who uses the platform, whether as a renter looking to hire a beach hut, or as an owner listing a hut for hire.
You must be at least 18 years old to create an account or make a booking on Hut & Tide. By creating an account, you confirm that you are at least 18 and that the information you provide is accurate and complete.
You are responsible for keeping your account credentials secure. If you become aware of any unauthorised use of your account, please contact us immediately at [email protected].
You agree not to use the platform for any unlawful purpose, to interfere with its operation, or to attempt to access areas of the platform that are not intended for you.
Hut & Tide acts as a marketplace connecting beach hut owners with renters. When you book a beach hut through our platform, you are entering into a hire agreement with the hut owner, not with Hut & Tide.
Each listing shows the facilities included, the access arrangements, the cancellation policy and the price. It is your responsibility to check these details before you book. If you have questions about a listing, you can message the owner through the platform before making a booking.
Once a booking is confirmed, you will receive check-in instructions and key collection details by email. Please follow these instructions carefully and return the key by the time stated.
If you list a beach hut on Hut & Tide, you confirm that you have the legal right to hire it out and that doing so complies with your council licence, lease or ownership terms.
You are responsible for the accuracy of your listing, including the photos, description, facilities, access information and pricing. Listings must meet our minimum quality standards, which include a minimum number of photos and a completed facilities checklist.
Hut & Tide offers two listing options: the bookings plan and the link listing plan. The bookings plan lets renters book and pay through the platform. The link listing plan displays your hut in search results and gives it a full profile, but sends renters to your own website to book. Full details of each option are set out under "Payments and fees" below.
It is your responsibility to know and follow any rules your council sets for subletting, including annual day caps, maximum charges and residency requirements. During listing creation, you can set limits such as a maximum number of rental days per year and a local-residents-only restriction. Where you set these limits, the platform will enforce them on your behalf. For example, if you set a maximum of 56 rental days per year, the platform will automatically block bookings once that number is reached. If you mark your listing as local residents only, renters will be asked to confirm their eligibility when booking. The platform does not collect or verify proof of residency.
Hut & Tide offers two listing options for owners. The payment terms depend on which option you choose.
All payments on the bookings plan are processed through Stripe. Hut & Tide does not store card details on its own servers.
When a renter books, a deposit is collected at the time of booking. When the balance is due and the renter has not cancelled, the remainder of the booking amount is collected. On the checkout date, the full booking amount minus 12% commission is transferred to the owner's bank account. Payment processing costs are included in the commission.
There are no listing fees, monthly charges or sign-up costs on the bookings plan.
On the link listing plan, your hut appears in search results and has a full profile on Hut & Tide, but the booking button sends renters to your own website or booking page. You handle all payments yourself.
You pay a flat fee of £5 per month per hut. There is no commission because bookings do not go through the platform.
You can switch from the link listing plan to the bookings plan, or the other way, at any time from your owner dashboard. If you switch to the bookings plan, you stop paying the monthly fee and start paying commission when bookings complete. If you switch to the link listing plan, any active bookings through the platform will be honoured, and your listing will then show your external booking link going forward.
This section applies to bookings made through the platform on the bookings plan. If you use the link listing plan, you set and manage your own cancellation terms through your website.
Each listing has a cancellation policy chosen by the owner. The options are flexible, moderate or strict. The applicable policy is shown to the renter before they book.
If a renter cancels before the cancellation deadline, the deposit is refunded automatically and no charge is made.
If a renter cancels after the cancellation deadline, the deposit minus 12% commission is paid to the owner. The renter does not receive a refund of the deposit.
If the renter fails to pay the balance when it is due, the booking is cancelled. The deposit minus 12% commission is paid to the owner.
Hut & Tide may issue refunds at its discretion in exceptional circumstances, such as where a hut is materially different from its listing description or where the owner fails to provide access.
Where a listing on the bookings plan includes a deposit, the deposit amount is collected from the renter at the time of booking and held by the platform as part of the staged payment process described under "Payments and fees" above.
The deposit forms part of the total booking amount. It is not a separate damage deposit. On the checkout date, the full booking amount (including the deposit) minus 12% commission is transferred to the owner.
If the renter cancels or fails to pay the balance, the deposit is handled as described under "Cancellations and refunds" above.
Hut & Tide does not handle damage claims or disputes between owners and renters. Damage to a beach hut is the owner's responsibility to manage through their own insurance.
We strongly recommend that all owners have appropriate beach hut insurance in place before accepting bookings. If damage occurs, the owner should deal with this directly through their insurer.
You retain ownership of any content you upload to the platform, including photos, descriptions and reviews. By uploading content, you grant Hut & Tide a non-exclusive, royalty-free licence to use, display and distribute that content on the platform and in marketing materials.
You must not upload content that is misleading, offensive, unlawful or that infringes the rights of any third party. We reserve the right to remove content that breaches these terms.
Hut & Tide provides a platform for connecting beach hut owners with renters. We are not a party to the hire agreement between the owner and the renter, and we are not responsible for the condition of any beach hut, the conduct of any user, or the outcome of any booking.
We take reasonable steps to verify owners and listings, but we do not guarantee the accuracy of any listing or the suitability of any hut for your purposes.
Our liability to you is limited to the amount of commission or fees we have received in connection with the relevant booking or listing. We are not liable for indirect or consequential losses.
You may close your account at any time by contacting us. Any outstanding bookings, payouts or monthly fees will be processed before your account is closed.
We may suspend or terminate your account if you breach these terms, if we receive complaints about your conduct, or if we reasonably believe your use of the platform is harmful to other users or to Hut & Tide.
We may update these terms from time to time. When we do, we will update the "last updated" date at the top of this page. If the changes are significant, we will notify you by email or through the platform. Your continued use of the platform after changes are published means you accept the updated terms.
